General Booking Conditions – Gîte

1. Rental Terms

• Rentals are available per night or per week, depending on the period.

• Weekly stays are prioritized during school holiday periods.

2. Payment Terms

• Full payment (100%) is required at the time of booking.

3. Cancellation Policy

• Full refund up to 30 days before arrival.

• 70% refund between 30 and 15 days before arrival.

• No refund from 15 days before arrival.

4. Mandatory Fees

• Mandatory cleaning fee: €120 per stay.

• Tourist tax: €6.91 per person, per night, payable in addition to the rental price.

5. Security Deposit

• Security deposit: €1,000.

• Requested upon arrival (credit card pre-authorization or cheque).

• Returned after departure, subject to no damage or breach of house rules.

6. Capacity and Occupancy

• Maximum capacity: 10 guests (8 adults and 2 children).

• Any undeclared additional guests may result in cancellation of the stay without refund.

7. Property-Specific Rules

• Non-smoking property. Smoking is permitted outdoors only, with respect for cleanliness and fire safety rules.

• Pets are not allowed.

• Unsecured swimming pool and natural pond: the property is best suited for families with older children or teenagers.

• The pool, garden, and laundry room are shared with the owners, who live on the property.

8. Access and Use of Facilities

• Beds are made upon arrival.

• Shared access to the swimming pool, terrace, barbecue, and plancha.

• Large private parking area available in front of the gîte.

• Wi-Fi access included.

9. Guest Responsibilities

• Guests agree to respect the peaceful and private nature of the property.

• Shared areas and equipment must be used with care and respect for the property and other occupants.

• Saturday to Saturday stays only.

2. Payment Terms

Online bookings (excluding Airbnb)

• Full payment (100%) is required at the time of booking.

Airbnb bookings

• A 20% surcharge applies to cover platform management fees.

4. Security Deposits

Accommodation deposit: €1,000

• Credit card pre-authorization taken on the day of arrival.

• Returned 1 day after departure, subject to no damage.

Cleaning deposit: €150

• Cleaning is the guest’s responsibility.

• A €150 cleaning deposit cheque is required at check-in.

• The deposit is returned if the mobile home is left clean and the barbecue properly cleaned.

• Optional cleaning service: €150, to be requested in advance.

5. Camping Charges (payable on site)

• €43.40, payable directly at the campsite reception for water and electricity.

• Wristbands for access to the water park are provided at that time.

6. Pets

• Maximum of one pet allowed.

• Supplement: €5 per night.

7. Pre-arrival and Arrival Requirements

• A mandatory information form must be completed and returned 1 month before arrival.

• The form is sent by email after booking confirmation.

• Upon arrival, the guest must:

  • Sign the rental agreement,

  • Provide the cleaning deposit cheque,

  • Provide a copy of a valid civil liability insurance policy.

8. House Rules

• Guests agree to comply with the campsite rules, displayed at the entrance and available upon request.

• Wood or charcoal barbecues are not permitted.

• Swimwear is mandatory for access to the water park.
